Home Inspection Overview

Poulton & Company normally inspects to the CREIA Standards of Practice.  The inspection is intended to cover all the major components, looking for material deficiencies that affect the use, enjoyment and longevity of those components. All home components have an expected life expectancy, ranging from a few months (such as a furnace filter)  to many years (such as doors and windows.)  You can discuss these components in detail with Bill.

Exterior Home Inspection

The inspection will cover drainage around the house, exterior adjacent walks and drives.  The exterior house envelope will be inspected, including the roof, if accessible, exterior siding, windows, doors, trim, attached decks, balconies and stairways.

Plumbing Inspection

The plumbing systems will be inspected from the main water shut off to the water heater, water and gas piping, plumbing fixtures, and drainage system.  Water leaks from the plumbing system are a major source of damage; we look for leaks and damage carefully. 

Electrical Inspection

The electrical sytem will be inspected; we will open the main panel and inspect for connections and proper wiring practice; we will inspect all accessibe outlets, switches, and fixtures.  We will look for adequate electrical service to support your expected needs. 

Heating and Cooling Inspection

We will look at and operate the heating/cooling system to evaluate its operation. 

Living Spaces, Doors and Windows

We will inspect bath fixtures for condition, safety and potential water damage.  We will inspect living spaces to ensure windows and doors operate properly and for the condition of ceilings, walls and floors.  We will inspect for absence of smoke or carbon monoxide alarms.

Kitchen and Appliances

We will evaluate kitchen appliances, cabinets and counters. 

Structural Integrity 

Finally we will inspect the attic for structural damage,  indications of water leaks, ventilation and insulation.  We will enter and inspect the crawl space if one exists for moisture problems, piping or structural damage.
