Inspecting older houses

 

We have extensive experience and expertise in pre- WWII structures, which were built  under very different building codes, or even NO building codes. “They don’t build them like they used to” is a commonly heard phrase.  The  workmanship on my own 1910 craftsman home is beautiful, extensive and to the highest standards, but its structural design is far below anything we would allow today.  Beams are poorly supported, foundations are unreinforced with steel, rafters and joists are overspanned.  Old cast iron and galvanized steel plumbing systems generally need to be replaced, including supply lines and sewer lines in the ground and in the walls.  Old electrical systems simply cannot support our current electrical demands, and so they need to be replaced.  Furnaces have a typical life of about 40 years, and air conditioners have a life of 20-30 years.  Roofs have a 20-30 year life.
